Landlords are responsible for gas safety in your properties

Landlords are responsible for the safety and wellbeing of all tenants in your properties. As part of that commitment, under the 1998 Gas Safety (Installation and Use) Regulations, an annual safety check has to be carried out on all gas pipe work, flues, and appliances by a qualified, Gas Safe registered engineer.

Should you have properties administered by a property management company, it needs to be in black and white who is responsible for the maintenance of all your gas appliances. If they are part of the management company’s responsibility, then the company should provide each new tenant with a copy of the up to date certificate.

Gas Safety Regulations

The regulations apply to every aspect of gas services which enter your property. Gas pipes will be checked for leaks, appliances such as water heaters, central heating boilers, gas cookers, fires and swimming pool boilers will all be individually checked. Procedures are to check for leaks and if any carbon monoxide fumes are present which is caused by poor maintenance. The results for every appliance are recorded and logged by the engineer.

Gas Safety Certificate Checks

• All appliance fittings checked for tightness.
• Working and standing pressures checked if applicable.
• Gas rate and burner pressure checked against manufacturers specifications.
• Ventilation and flue requirements checked.
• Flame cut-outs checked.
• Fixing brackets checked for stability.
• Investigation of any appliance being used in an unsafe manner.

If any of these checks fall short, a certificate will not be issued until the problem has been rectified and the appliance re-checked.
